الأسعار تعاود ارتفاعها في السويد بعد سنة من التراجعات

زادت بنسبة وصلت إلى 4 % في العاصمة ستوكهولم

على الرغم من أنها ليست من الأسواق الرخيصة والتجارية دوليا بشكل عام، فإن الأسواق العقارية في الدول الإسكندنافية خصوصا السويد من الاسواق الهامة في الجزء الشمالي الاوروبي من العالم، ومن أكثر الأسواق الدولية استقراراً وتنظيماً رغم الخضّات المالية والائتمانية من وقت إلى آخر. وقد أشارت التقارير الأخيرة إلى ان أسواق العقار في السويد بدأت تخرج من ازمتها التي عانت منها العام الماضي خصوصا التراجعات الملحوظة على الأسعار في العاصمة ستوكهولم وبقية المناطق، وتوقف وتأجيل بعض عمليات البناء في المشاريع الجديدة بسبب أزمة الائتمان الدولية وما تبعها من ازمات مصرفية وبنكية عامة.
ومع هذا لم تكن التراجعات على الأسعار بنفس الحدة التي شهدتها بعض الدول الأخرى في شمال المعمورة، إذ ان أسعار العقارات بشكل عام تراجعت خلال عام، (منذ الربع الاول للعام الماضي (2008) حتى الربع الأول للعام الحالي (2009) ، بنسبة 3.7 في المائة ووصل معدل سعر العقار إلى 166 ألف يورو (237 ألف دولار) حسب الإحصاءات الحكومية الرسمية الأخيرة. كما تراجعت اسعار العقارات السكنية خاصة في العاصمة ستوكهولم بنسبة 6.3 في المائة وبنسبة 7 في المائة ما يعرف بستوكهولم الكبرى في نفس ألفترة.

ووصل معدل سعر العقار فيها إلى 296 ألف يورو ( 423 ألف دولار). ومع هذا لم يكن تراجع معدل الأسعار السنوي في الربع الاول من العام الحالي أسوأ من الربع الاخير للعام الماضي، إذ وصلت نسبة التراجع في الربع الاول من هذا العام إلى 2.9 في المائة بعدما كانت في الربع الاخير حوالي 5.3 في المائة لجميع المناطق. أما في ستوكهولم فقد كانت نسبة التراجع اقل ايضا ولم تتعد الـ 7 في المائة، لكنها كانت قبل ذلك وفي الربع الاخير من العام الماضي 8.3 في المائة.

هذا بالطبع من الاخبار الممتازة للاسواق السويدية، وفيه مؤشرات على النهوض بعد سنة كاملة من التراجعات غير المعهودة. ويعود ذلك ايضا إلى سبب أهم وهو أن تراجع المعدل السنوي السلبي يعود إلى ارتفاع الأسعار في الربع الاول من هذا العام على الصعيد الوطني العام، وبنسبة لا تقل عن 5.4 في المائة حسب تأكيد غلوبال بربتي في تقريرها الأخير.
